A Category A Fit-Out Explained

Recently, the Varming Consulting Engineers team was recognised for their building design work on the Three Park Place Office Development in Dublin. This recognition came in the form of the 2020 ACEI Design Excellence Award and part of the job involved the completion of a Category A fit-out.


In this blog, we take a closer look at Category A fit-outs to delve down into exactly what M & E consulting engineers are required to do during installation. So, without further ado, let’s see precisely what’s involved.


A Category A Fit-Out Involves...


Essentially, a Cat A fit-out offers a finish on a basic level, over and above what’s provided during the Shell & Core phase. This could involve the provision of suspended ceilings, raised floors, as well as basic services offered by mechanical and electrical engineers.


Areas referred to as ‘Cat A spaces’ will typically have walls and a floor, but be finished to a basic, open plan arrangement, to showcase the floor plate and highlight the Grade A space. Generally speaking, a Category A fit-out will include:


  • Basic internal finishes

  • Suspended ceilings and raised floors

  • Standard Lighting installation (350 Lux – 500 Lux).

  • Ventilation and air-conditioning allowance (HVAC) 

  • Smoke alarms and fire detection services

  • Essential M & E engineering services such as intruder alarm, fire alarm, and provisions for the future Cat B fit out.


Following on from a CAT-A fit out, a Cat B fit-out that relates to a fully fit-out floor space that includes the finishing elements relating to flooring, partitioning and decorating. However, that’s something we’ll look at in another blog.
