Varming Consulting Engineers were commissioned to design the mechanical and electrical services installations for this new speculative office building located on Hatch Street. The office has 9 floors over car park basement. The design incorporates air conditioning throughout together with low energy LED lighting, solar thermal hot water, ice bank chilled water storage, combined heat and power and when completed will achieve a LEED Platinum accreditation standard.
- Mechanical features include full air conditioning, 4 pipe fan coil system with air side control, fresh air plenum with swirl grilles, HWS direct gas fired system.
- Sustainable features include enchanced U values, air tight structure, low energy lighting, variable speed drives on fans and pumps, energy and power metering, thermal energy storage systems, rainwater harvesting and low flow taps on cisterns.
- Electrical features include essential services generator backup, power distribution system, LED lighting, fully addressable fire alarm system, barrier control, security systems.
- 6 No. lifts including 2 No. firefighting lifts.
